Depending of the size of home, an average inspection will take approximately 3 hrs.Â
Large homes and acreages will take longer. Apartment condos will take least amount of time.
Most inspections are done with the home-owner NOT present. Although some inspectors like to meet with the acreage owners before they leave to identify the septic system and the well or cistern is. Plus any recent maintenance, repair, or upgrades to this systems.
It can take the guesswork out of the inspection and can remove many concerns for the potential buyer.
We will be available at no cost for one year after the inspection to help troubleshoot any issue or just provide advice.

Home Inspection Preparation.
For the best results and clarity on your Home inspection,
we recommend the following..
- Air out your home - don't plug in a bunch of air fresheners. One will do. Some people are allergic to them and it may be more of a turn off than an enhancement. People may think you are trying to mask another odor or problem.
- Clean up your property, inside and out, that includes litter boxes, and yard droppings. ty, include receipts when possible. if there any unusual or uncommon aspects of the home, please provide & Prepare a list of any recent upgrades and repairs done on the provided explanation sheet.
- Don't have too much furniture or storage in the way of inspection items such as: electrical panels, attic accesses, sump-pumps, sewer backwater valves, furnace and hot water tanks or other heating equipment.
- Replace your smoke detectors if they are over 10 years old. The new smoke/CO type is recommended, especially near bedrooms. [Provide receipts]
- Clean off the dryer exhaust vent hood and the fresh air intakes, replace the furnace filter, and have the furnace and ductwork cleaned if it is very dirty.
- Repair unsafe electrical wiring where a person may get a shock. Secure loose untidy wiring in storage areas or near the electrical panel.
- Dig out your old inspection report (if you have one) and see what may not have been corrected from when you bought the home.
- Clean your gutters, improve grading [fill in low areas] around the home, clean out your window wells, get rid of old firewood or landscape ties etc. especially if they are rotten. [Carpenter ants like to show up where there is rotting wood]
- If there is vermiculate insulation in your attic, have it tested for asbestos. It doesn't cost much and quite often there is nothing to be concerned about. Vermiculate [or zonolite] produced in Canada did not contain asbestos. The Libby Mine in Montana produced asbestos bearing vermiculate, but the only way for sure is to take a sample to a lab.
